With our residential “Schedule A” Home Inspection service, you’ll receive a digital and printable report of all observed accounts of the inspection findings with documented photos. The Report Summary outlines in detail issues that need to be addressed, formatted easily into several separate categories of importance for a quick overview of the inspection. During the home inspection We’ll work with you to discuss repair and cost estimates/options for problem areas encounter during the Inspection.

We scan common problem areas with in the home to help discover potential water damage or poorly insulated cavities. This helps to combat mold and rot growth before it starts, as well as increase the homes efficiency by discovering poorly insulated areas. All thermal imaging inspections come complete with a thermal imaging report that includes attached photos of problem areas

How Long Does an Inspection take?:

A “Schedule A” home inspection takes between 2-1/2 and 4 hours. Older and/or larger homes may take longer. We take what time is needed to produce a detailed and satisfactory report.

 

Buyer Preparation:

Make a list of any questions you have for the inspector and any concerns you have about the property. Bring your list with you and ask the inspector to address or pay special attention to these areas.

Remember to have some form of payment ready, We accept cheques, visa/MasterCard, cash.

 

Seller Preparation:

Attics, garages, sheds, basements and crawlspaces need to be accessible to the home inspector. Clear away any blockages and make sure doors can be opened (unlock if necessary). This includes accessing inspection hatches for bathtubs, water meters and shutoff valves.

Thermal Imaging

Thermal imaging is one of the best ways to detect water/Insulation problems in the home. Water is the number one cause of damage to the home, as it can result in structural problems, mould, and more. Repairs for this type of damage can be expensive, so it’s important to detect any potential problems as early as possible. Poor Insulated areas can negatively affect efficiency costs with in the home. Using the Thermal imaging camera will help pin point areas with in the home that need attention.

What is Thermal Imaging and How Does it Work?

Thermal imaging is the use of a thermal camera to capture images which show differences in surface temperatures. These differences are shown by different colours on a colour scale. Any small differences in temperature can be the indication of moisture. It’s a good idea to check areas such as walls or ceilings near plumbing fixtures and areas around appliances. If a difference is detected, it can be measured with a moisture meter to see if there is moisture present.

Moisture Meter

We use our Moisture Meter on suspected areas to detect moisture. A Non-invasive radio frequencies is used to search for moisture behind finished materials like ceramic tile and vinyl flooring. Detecting possible water penetration between tiles were grout may be deteriorating  is a good example of how the Moisture Meter is utilized. Water penetrating through the tile into the substructure will lead to mold and mildew problems if left undiscovered.

Gas Detector

Oftentimes gas lines have small and undetectable (by odor) gas leaks, we use combustible gas detectors to check for these and other leaks.

Both Natural gas and Propane gas are commonly used in homes to power heating systems, water heaters, dryers, stoves, fireplaces, etc. Making an effort to find potentially dangerous leaks is one of the ways we strive to be amongst the best Home Inspectors

Bore Scope Camera

In our best efforts to uncover all potential problems we pull out our bore scope camera. This camera helps to see in tight restricted spaces. We use the camera to inspect inside walls for mold, insect infestation, electrical wire or water pipe locations.

GFCI Tester

 

For improved safety of your home, GFCI outlets are installed in bathrooms, kitchen and garage areas amongst other locations. GFCI’s are safety devices to prevent home owners from being electrocuted. That’s why we test and document all working and defective GFCI outlets during the home inspection.
